1. Disciplined underwriting
Every deal has to pass our buy criteria. After-repair value comes from cited comparable sales. Purchase, renovation, holding, financing, and selling costs all go in before we make an offer. If the numbers fail, we pass.
2. Risk management
We get a real scope of work and contractor bids during inspection, before we commit. We would rather pass on a deal than stretch the numbers to make it work.
3. Execution
Renovations are managed to the scope and the budget, with draws tied to completed work.
4. Communication
We keep the people we work with informed from purchase to sale.
